Senior Accountant

Richard Andrews joined Capitol Crossing Advisors in late 2022. Previously, Richard worked as a Property Accountant with Property Group Partners for 10 years and is highly experienced in accounting and financial reporting for commercial real estate. Richard began working on the Capitol Crossing project soon after its inception, along with other buildings in Property Group Partners’ portfolio. In addition to financial reporting, Richard is experienced in budgeting and forecasting and has been involved in the successful implementation of new software programs. Richard has a Master’s in Business Administration from Sacred Heart University, and a BA in Finance, Investments and Capitol Markets at Western Connecticut State University.

Assistant Property Manager

Jourdyn Beverly is currently the Assistant Property Manager for the Capitol Crossing portfolio. Jourdyn has a Bachelor’s degree in Exercise Science and is currently working on obtaining her Master’s in Business Administration. Jourdyn is a dedicated and detail-oriented Manager with several years of property management experience. With her strong background in property management, Jourdyn possesses a deep understanding of the complexities of managing commercial properties. Jourdyn is skilled in coordinating maintenance requests, handling tenant inquiries, and ensuring smooth operations of the property. She excels in maintaining strong tenant relationships, resolving issues promptly, and maximizing property value. With a proactive and organized approach, Jourdyn assists the Property Manager in overseeing day-to-day operations, leasing activities, and financial management. With a passion for real estate and a commitment to exceptional customer service, she plays a crucial role in delivering outstanding property management services. Outside of work, Jourdyn enjoys traveling, binge watching her favorite shows and trying new restaurants.

George Cantrell oversees the day-to-day operational activities of the real estate portfolio. For the past 30 years, he has been involved in the development, construction, leasing, and management of industrial, office and retail projects throughout the United States with a focus on the Washington, DC metropolitan region.

Cantrell previously served as Vice President, Managing Director of Republic Properties Corporation. There he oversaw the leasing, property management and construction of approximately 2.5 million square feet of commercial office space in Washington, DC and 1,200 multifamily assets located in Virginia, North Carolina, and Florida. Prior to Republic Properties, he served as Vice President, Director of Operations for Westfield Realty, where he directed the day-to-day operations of a portfolio of approximately four million square feet company owned assets in Virginia and Washington DC with an employee staff of 375 people. He also served as a Regional General Manager for Equity Office Properties Trust with oversight of a Northern Virginia office portfolio of 4.5 million square feet.

George is an avid golfer and traveler and has served on many charitable boards and committees and was a 6 year member of the Board of Trustees of the Robert Trent Golf Club, Gainesville, VA and serving also as Club President.

VP, Project Management Services

Blaine Carter, Vice President of Project Management for Capitol Crossing Advisors brings 38 years of experience in the commercial real estate project management field to CCA. Blaine started his real estate career at The JBG Companies followed by long term employment with both the Louis Dreyfus Property Group and PGP Development LLC.

At Property Group Partners, Mr. Carter was responsible for coordination of Civil design, jurisdictional approval for the development activities (specifically DDOT, DCRA/DOB, and DDOE) during the first three phases of the Capitol Crossing Project with a focus on the coordination and relocation of existing utility infrastructure and the timely delivery of utilities, and other work in public space related to the project.

From 2002 to 2012, while at Louis Dreyfus Property Group, his responsibilities included overseeing the design, permitting, and construction administration of the 1.5 million square feet, three phase Station Place project next to Union Station.

Prior to Louis Dreyfus Property Group, Blaine worked for the JBG Companies, a Washington-based commercial and residential developer. During his 17 year tenure at the JBG Companies, he started in Tenant Improvement Coordination and then transitioned to the Program Management team providing third-party development services to multiple projects including the Washington Post College Park Printing Plant, (a $230 M, 326,000 sf on an 18-acre site) and for the D.C. Convention Center Authority on the new Convention Center, (a $850 M, 2.3 M sf on an urban 17.5-acre site).

Mr. Carter is active in the D.C. Building Industry Association and Associated Builders and Contractors while also involved in mentoring young professionals entering the construction industry. He graduated from Trinity College in Hartford Connecticut where he received his Bachelor of Arts in economics.

Assistant Chief Engineer

Mickey Costanzo serves as Assistant Chief Engineer for Capitol Crossing Advisors (CCA). He started his career over 30 years ago at Mona Electric in 1989. Since then, he has worked at The Rosslyn Plaza commercial buildings in VA and as a Maintenance mechanic for Charles E Smith. Mickey then joined the Louis- Dreyfus / PGP companies and worked there for 12 years before joining CCA. He has taken BOMI courses, and training in chemical treatment for cooling towers and closed systems and chillers. Mickey brings all his years of experience to the job every day, excited to apply his knowledge to the CCA Team.

VP, Development and Administrative Operations

Kristin Faccone works on high level accounting for the operations, property development, and financial analysis, for the Washington DC and NYC real estate assets for Capitol Crossing Advisors. Kristin also manages the HR functions for the company including payroll processing and benefits administration. Prior to joining the company, Ms. Faccone was a manager and Certified Public Accountant with the audit and consulting practice of Arthur Andersen working in the Los Angeles and Orange County, California offices. During her time at Andersen, she prepared and reviewed financial statements, budgets, audit reports, internal control protocols, and managed staff personnel. Prior to Arthur Andersen, Ms. Faccone worked as a senior tax analyst and senior accountant for several banks. Ms. Faccone graduated with a Bachelor of Science in Business Administration Finance, from California State University Long Beach; in addition, she completed post graduate advanced accounting classes required to obtain her CPA.

Senior Property Manager

Alexandra F. Foxworth-Hill is Capitol Crossing’s property manager, leading a team of approximately 15 onsite personnel and assuring the assigned properties meet and exceed tenant performance and financial expectations. Having joined the team in March 2015, Alexandra has spent the past seven years overseeing the construction and expansion of tenant build-outs, building amenities and programs, and general responsibility for tenant satisfaction. Today, Capitol Crossing includes three rooftops, three operational restaurants, and a conference center, all of which fall under her supervision and management.

Prior to joining the Capitol Crossing Advisor’s team, Alexandra served two years as an Account Manager for a sustainable energy company in Boston, MA.

She received her Master’s in Real Estate Development from Georgetown University and her B.S. in Marketing with a focus on international business and French with honors from the University of Massachusetts, Dartmouth. Alexandra is multilingual in French, Haitian Creole, and English. She enjoys traveling, learning, a good cup of coffee, a fine meal, and the company of her two beloved German Shepherds.

Ted Hallinan, a registered architect and member of the American Institute of Architects, is a LEED accredited professional with over 30 years of experience in all phases of development and construction.

Prior to joining Louis Dreyfus Property Group in 2002, he was a member of the advisory team to the Washington Convention Center Authority for the construction of its new $850 million convention facility. Earlier in his career, he worked for several architecture and consulting firms in Washington DC on projects for C-SPAN, AOL, George Washington University, Sallie Mae, World Bank, several embassies, and various retail operators. Ted initially joined Louis Dreyfus Property Group to oversee the move of the US Securities and Exchange Commission into its new 1,000,000 RSF headquarters at Station Place in Washington DC. He then went on to work on the redevelopment of 1101 New York Avenue. Other notable projects that Ted has worked on include LaFayette Tower, Capitol Place (design and PUD), Kaiser Permanente (MOB fit—out) at Station Place Building 3, and The Four Seasons Hotel, Washington DC (renovation) completed in 2009. Since 2013, he has worked on the landmark Capitol Crossing, a monumental project straddling I-395 from Massachusetts Avenue NW to E Street NW between 2nd and 3rd Streets NW. On this project, he managed the design and construction teams while securing regulatory approvals for land-use, utility infrastructure changes, DDOT requirements, and project schedules and budgets. As part of the Capitol Crossing project, he managed and completed two separate land-swap deals; one with the Capitol Jewish Museum which required the physical relocation of the oldest synagogue in DC to a new site; and the other with the Archdiocese of Washington.

VP, Design and Architecture

Kevin Hanlon is an Architect with eighteen years’ experience in commercial, residential, and institutional projects. Kevin’s work at Capitol Crossing spans more than eight years and is highlighted by Holy Rosary Church’s phased renovation, restoration, and in addition, the physical structure relocation, restoration, and incorporation of the Historic Adas Israel Synagogue. Kevin is integral in the support for retail and tenant improvement projects, site-wide construction administration, and site utility preparation. Outside of work, Kevin enjoys gardening, cooking Brazilian food, and cheering his kids on at swim meets. He earned a Master of Architecture from Virginia Polytechnic Institution and State University, a Bachelor of Science in Architecture from the University of Virginia and is a Licensed Architect in Virginia and the District of Columbia.

Senior Controller

Prior to joining Capitol Crossing Advisors, Steve Krygowski worked for Property Group Partners starting in 1999. Steve has 20+ years of experience in the Real Estate industry, working with developers, owners, and operators of various types of real estate ranging from hotel, commercial, residential and fractional ownership structures. Prior to PGP, Steve held positions including controller and treasurer and worked in other industries including Energy, Utilities, Banking and Manufacturing. Steve’s strengths include financial reporting, consolidations, accounting operations, cash management, banking, budgeting, and forecasting. Steve is a US Army veteran and has an MBA in Finance from Sacred Heart University as well as a B.S in Accounting from the University of Arizona.

VP, Construction Services

Lexi Marshall joined the Capitol Crossing Advisor’s team in 2022 as Vice President of Construction Services. She works collectively with brokers, architects, tenants and general contractors to manage construction projects within CCA’s comprehensive portfolio. Lexi has direct oversight of all build phases, from design and budgeting, through construction and occupancy. Prior to joining Capitol Crossing Advisors, Lexi oversaw over $250M in builds, working in both the Superintendent and Project Management roles, with one of DC’s largest General Contractors. She received her Bachelor’s Degree in Civil Engineering, with a concentration in Construction Management, from The Catholic University of America. Apart from her duties with Capitol Crossing, she enjoys traveling the globe, scuba diving, playing soccer and spending time with her husband Shea and son, Tatum.

Chief Engineer

Jeff Miller serves as the Chief Engineer for Capitol Crossing Advisors. Mr. Miller has been working in the Maintenance/ Engineering field for approximately 34 years, including 6 years at Capitol Crossing, leaving for a brief period to work in the HVAC and residential construction field. Jeff attends Operating engineers’ apprenticeship in Washington DC, as well as BOMI, NAPE and several other HVAC and field related schooling to keep up with the industry standards and changes, including DC 3rd Class Steam Engineer and required universal CFC certifications.

Chief Financial Officer

David directs the company’s overall financial management and oversees control and reporting, taxation and valuation. He brings a broad range of global experience in real estate including specialization across financial management, property management and development. Prior to joining the group, he was Head of Accounting and Tax at a leading global provider of high value business services.

David is a member of the Chartered Institute of Management Accountants (“CIMA”).

Executive Assistant

Elizabeth Phuong is the Executive Assistant to the President, providing additional support to other executive team members at Capitol Crossing Advisors. In this position, Elizabeth works closely with all employees to ensure the seamless operation of the office. She provides logistical and technical support for projects and events, and serves as the primary contact for all office related issues. She skillfully manages administrative duties including record keeping of invoices, employee expenses, and leases. She also coordinates and facilitates productive tenant relations to support the Property Manager. Outside of work, she is currently pursuing her undergraduate degree in Business Management concentrating in Entrepreneurship while enjoying her hobbies of playing piano, painting, yoga, and traveling.

Manager - Lease Administration

Glenna Roones oversees the administration of tenant leases for Capitol Crossing Advisors, from lease review through database setup and maintenance for approximately 3M rentable square feet of commercial office space. Throughout the past 32 years, she has also been involved in the detailed review and analysis of acquisitions and dispositions of various significant assets. Prior to working in commercial real estate, Glenna worked in the soft drink industry, first as an assistant controller for a canning and bottling manufacturer and distributor, then as a financial analyst at the company’s headquarters. Glenna earned a Bachelor of Science in Business Administration with a concentration in accounting from Concord College.

Assistant Chief Engineer

Dean Ursitti joined Capitol Crossing in April 2021, as Assistant Chief Engineer for the Class A trophy office buildings. Dean started his career in the Engineering & Maintenance field in 1985. He has worked in commercial office buildings in the metropolitan DC area including both Northern Virginia and throughout Washington DC. Dean obtained his DC 3rd Class Engineers’ License in 1989, his Virginia Masters HVAC License in 1993, and has been instrumental in assisting multiple buildings achieve Energy Star and or LEED OB certification.
